1. Who May Post
You must have the right to market the unit and enter into a rental agreement for the offered term.
Users may post a listing only if you are:
- The legal owner of the property, or
- An authorized property manager/agent, or
- A lawful tenant authorized to sublet/assign (and able to provide proof of permission
2. What listings must Include
Listings must be truthful, clear, and not misleading. At minimum, include:
- Correct address or approximate location (as required by your privacy preference—see Section 7)
- Unit type (suite/condo/house/room), bed/bath, and square footage if known
- Monthly rent, what’s included (utilities, internet, parking, storage), and any additional fees
- Lease/term details (start date, minimum term, end date if fixed-term) *The posting must be for mid to long term housing 90 days or more. This site is not for short term accommodations.
- Furnishing status (furnished/unfurnished), and key features/amenities
- Rules/constraints (pets, smoking/vaping, occupancy limits, noise expectations)
- Availability and how viewings will occur (in-person/virtual)
No bait-and-switch. Do not advertise one price/unit and then attempt to move applicants to something materially different.
3. Photo & Media Requirements
Your photo and videos must:
- Be of the actual property/unit being offered NOT renderings by the developer
- Be current and representative of the condition and layout
- Not materially mislead through heavy editing (e.g., fake views, altered room sizes, removed defects)
- Respect privacy: avoid showing people, personal documents, license plates, mail, family photos, or other identifying details
Stock photos, staging renders, or “inspiration images” are only allowed if clearly labeled as such and not used as the primary representation of the unit.
4. Prohibited Content
Illegal, harmful, or inappropriate content.
- Illegal activity or instructions to facilitate illegal activity
- Sexual content, pornography, explicit imagery, or sexual services
- Graphic violence, threats, harassment, hate speech, or discriminatory content
- Content involving minors in any sexual context (strictly prohibited)
- Fraud, impersonation, scams, or deceptive practices
Platform integrity violations
- Duplicate/spam listings, keyword stuffing, or irrelevant tags
- Fake scarcity (“10 people waiting—pay now”), pressure tactics, or misleading claims
- Links to malware, phishing pages, or deceptive payment portals
- Requests for “non-refundable deposits” to hold a viewing or apply before basic verification
6. Compliance with BC Housing Rules
strata and local bylaws By posting, you confirm the listing complies with:
- BC tenancy and housing requirements that apply to your situation (e.g., legal suites where required, lawful deposits/fees, lawful term structures)
- Strata bylaws, building rules, and any co-op rules that restrict rentals, pets, move-ins, or minimum terms
- Municipal bylaws (where applicable), including those affecting short-term rentals, business licensing, and occupancy limits
If your property is subject to strata rules, you must ensure your listing term, occupants, and use are permitted.
8. Screening Your Tenants
You may screen applicants using lawful, reasonable methods. You must:
- Use consistent criteria applied fairly to all applicants
- Only request information relevant to tenancy (e.g., references, employment, income range, rental history) and handle it securely
- Be clear about requirements (e.g., credit check) before collecting information
Not allowed:
- Charging unlawful fees like an application fee or demanding money before basic verification/viewing without clear terms
- Asking for sensitive identity data that is not reasonably required at the listing stage
9. Pricing, deposits, and fees (transparency required)
You must clearly disclose:
- Rent amount and frequency (monthly/weekly)
- What’s included vs. extra
- Any lawful deposits (and the conditions for them)
- Any move-in/out fees (only if lawful and disclosed)
- Do not advertise “deposit required to view” or require payments through unverified channels. RentClub may remove listings that show patterns consistent with scams.
10. Communication Standards
When interacting with renters through RentClub:
- Be respectful and professional
- Do not harass, threaten, or pressure users
- Do not share private conversations publicly
- Do not direct users off-platform for the purpose of evading policy enforcement or safety checks
Enforcement (what happens if there’s a violation)
RentClub may take any of the following actions (with or without notice) if a listing or user violates this policy:
- Edit or remove listing content
- Unpublish/suspend listings
- Limit posting privileges
- Suspend or terminate accounts
- Report suspected illegal activity to appropriate authorities where required or appropriate
Repeated violations may lead to permanent removal from the platform. Policy updates
We may update this Posting Policy from time to time. Continued use of Rent Club after changes means you accept the updated version.
